Each unit has following amenities

Bedroom Amenities: Each bedroom has at least Queen bed, Study desk and chair, a closet
Rent is all inclusive. Furniture, utilities, internet, lawn care, snow removal, all kitchen-ware, parking. We also provide frequent professional cleaning, water treatment system, external surveillance cameras for safety and 24*7 access to property manager.
We do have mix of bedrooms with private washroom and some rooms have a common washroom. Room rent is adjusted accordingly.
Every room is very spacious, exceeding minimum bedroom area requirements of city. Each room can fit at least Queen bed(King bed in some cases), desk, chair , closet and still having sufficient space unlike some other basements that exist.
No, all our rooms are for single occupancy to maintain privacy of each occupant, maintain low density in the house, so that available resources can be optimally used. Also this ensures that students do not feel disturbance during study.
We have a combination of main floor and basement units. Our basement units are legal basements with occupany certificate issued by City which ensures that egress, fire safety and lighting requirements have been met. We also have units with walkout basement which makes them full of light and access to backyard.
Absolutely, all our properties are in medium density, safe neighborhoods with low crime rates, mostly owner occupied homes. These are located in all detached houses, big lot sizes and no high story apartments in the neighborhood. We have been renting these places to tenants for last few years and there have been no security issues or incidents.
We don't ask for any money until you are satisfied with the accomodation. Once you wish to move forward, we will arrange a showing, review your documentation and then sign a lease. 1st and last month rent is due upon signing the lease.
Once you like accomodation, you will be required to produce following documentation for review.
Students - Govt ID, Student ID, Letter of acceptance by institution, letter of reference from previous landlord, parents Govt ID and proof of income.
Working profesionals - Govt ID, Letter of employment, proof of Income, credit report and letter of reference from previous landlord.
You will need to demonstrate sufficient proof of income for application. We reserve the right to accept or rejec the application if the document verification is not satisfactory. We provide fair and equal access to everyone regardless of religion, gender or occupation as long as documentary proof is satisfactory.

Sign and deposit
Sign lease digitally and transfer 1st and last month rent with our property manager. You are set to move in.
